June 23, 2026 LPA Board Meeting Minutes
Present: Nancy Walker, Jen Daly McFadden, Sam Orr, Bill Gibson, Bryan Bentz, Peter Chomowicz, Ray Thompson, Steven Dodd
Guests: Shore Design represented by Dave Provencher and Shannon Rogers, Bob Maurice, Edie Morren, Kathy Duggan, Eliza Reed, Rosanne O’Hara, Sandra Sharr, Aaron Raap, Jim Turner, Rob Lewandowski
Minutes: Minutes of June 8 Special Meeting were approved by unanimous consent.
A motion to suspend the regular order of business to allow a presentation by Shore Design was unanimously approved.
David Provencher presented plans for the James/Oak Street wall. Issues include cost of moving water lines and potential loss of beach. A committee was formed to work with Shore Design including Jen Daly, Peter Chomowicz, Rob Lewandowski, Kathy Duggan, Edie Morren, and Bryan Bentz.
President’s Report: Clerk position on the Board needs to be filled. E-blast will be requested. Great job on the Chatterbox and our thanks to Anne LaMarche. Thanks to Rosanne O’Hara and Chris Morren for checking and updating our first aid boxes.
Clerk Report: no report
Treasurer Report: Bill Gibson advised he was turning over records to new treasurer, Jim Turner.
Standing Committee Reports
Docks: Steven Dodd reported once payment is made the new composite float for James St should be available next week. All the floats need to be put in. Rich Drake has taken over the lead on the Dock Committee.
Roads: no report but it was noted there is a truck load of sand dumped on Oak St, board will review.
Beaches: no report
Nominating: no report
Recreation: no report
Property: All set and will prepare for Wiffle ball 7/10 adults vs kids
Community House: Edie Morren will contact fire dept for annual inspection
Insurance: Renewal has come in under budget at a 4% increase.
Fire: No report.
Special Committees
Website: no report
Garden Club: Tag sale successful. Garden club in collaboration with Pollinators will submit an article on the effects of using pesticides to the Chatterbox as a reminder for all residents. We will also add to the website.
Pollinator Garden: 4 new Adirondack chairs were added to the garden.
Block Party: Block Party is 7/25
Unfinished business:
Shore Design – James/Oak street Wall: Committee formed to work with Shore Design on development of plans.
Legal Update: Court is scheduled for Nov 3. However, a motion was made which LPA objected to to have the date moved up to late August/early September. No response yet.
Community House- Nancy will look into Wifi or Starlink in LPA name. HVAC -we will review prior quotes received and advise on issues.
Pop-Up Bakery: Jen will advise owner that the board declined her offer.
New Business:
Aquarion rate increase: follow up on meeting held 6/17.
Ledge Light water testing fee: Jenn will advise Ledge Light that LPA board agreed to pay $400 for Ledge Lights’s water testing for the season.
History: Board agreed to update website history with an external link to Bryan Bentz website;
Jen moved to adjourn, Sam seconded. Motion passed unanimously and the meeting adjourned at 6:17 pm.
